Sharjah is set to welcome the Gulf region's longest "green river" as part of a Dh3.5-billion ($1-billion) mixed-use community. The ambitious Al Tay Hills project, developed by Kuwait Real Estate Company (Aqarat) and IFA Hotels and Resorts, will be located near Emirates Road, close to the iconic Sharjah Grand Mosque.
The 2.5-Kilometre Green River
At the heart of Al Tay Hills will be a stunning 2.5-kilometre-long green river, designed to serve as the community's natural lung. Surrounded by lush greenery, the river will enhance the area’s aesthetics and provide a tranquil space for residents. The development also features walking and cycling tracks spanning 11 kilometres, blending leisure with sustainable living.

Modern Amenities and Spacious Living
Spread across six million square feet, Al Tay Hills will include 1,100 townhouses and villas ranging from three to six bedrooms. Prices start at Dh1.8 million and go up to Dh7.2 million. The community will also offer playgrounds, swimming pools, a mosque, restaurants, cafés, and retail outlets, making it a self-contained hub of activity.
Phased Development
The project will be completed in three phases, with the first phase scheduled for delivery by early 2028.
