As Dubai developers compete to offer unique amenities, Danube Properties has set a new benchmark by introducing a free shuttle bus service for tenants and property owners of Gemz, its latest residential project in Al Furjan.

The service connects residents with the nearest metro station, located 15 minutes away on foot. "In Gemz, we’ve added a free metro shuttle bus for tenants as part of the amenities," said Rizwan Sajan, founder and chairman of Danube Properties. "Every 30 minutes, the shuttle will transport residents to and from the metro station."

Delivering Excellence Ahead of Time

Danube Properties handed over Gemz five months ahead of schedule, continuing its tradition of timely project completions. Launched in June 2022, the AED 350-million project was sold out within hours, reflecting its popularity among buyers.

The handover ceremony was attended by Mohamed Al-Bidwawi, CEO of the Real Estate Regulatory Authority (RERA), along with Danube executives, industry leaders, and residents.

“Our next projects, Opalz and Petalz, will also be delivered ahead of schedule,” Sajan added. He credited the timely handovers to efficient project management, reputable contractors, and Danube’s in-house building materials supply chain.

Rising Demand in Al Furjan

Al Furjan has become a sought-after location for buyers and tenants, thanks to its metro connectivity and robust infrastructure. “Residents in Al Furjan enjoy the same conveniences as those in Karama or Bur Dubai, with access to schools, hospitals, restaurants, and supermarkets,” Sajan said.

He also highlighted the growing rental demand for Gemz, noting that rates for one-bedroom, two-bedroom, and three-bedroom apartments are approximately AED 85,000, AED 130,000, and AED 165,000, respectively. These rates rival those in Dubai Marina.

"People are willing to pay these rentals for Danube Properties because of the exceptional amenities we offer," he said. Fully furnished apartments at Gemz also fetch 10-12% higher rental yields compared to unfurnished units.

A Promising Future for Al Furjan

The anticipated relocation of Dubai’s airport to Dubai South over the next decade is further boosting investor interest in areas like Al Furjan, Al Marjan, and JVC. These neighborhoods, strategically located along Sheikh Mohammed bin Zayed Road and Emirates Road, are becoming prime spots for real estate investment.
